MOBILE HOUSE
PROS
Mobility and Flexibility - the house can be placed at almost any property and relocated anytime and anywhere with a pickup truck. Towable on all roads without a permit. Could be sold as a vehicle;
Turn-key operations - start living right after the house was delivered;
Lower taxes - doesn't increase a property tax;
No paperwork - designed as an RV which in most areas doesn't require a permit for its placement while it is on wheels;
Off-grid - optional design with fresh and black water holding tanks, propane feed appliances, and solar panels;
Innovative solutions - Encourages innovative living solutions and space-saving designs.
CONS
Clean access - requires clean driveway with wide turn possibility. Trees must be pruned and overhead wires relocated if they are below 14' level;
Limited living space and privacy - by-low dimensions are limited to 102" wide and up to 41' long with a max height of 13 1/2'. The width above 102" to 120" requires a permit to tow;
Dimensions sensitivity - The bigger size may require a piece of special equipment to tow and a road permit for extra costs;
Permit requirements - while RV can be placed without a permit, some areas like conservation, may request a permit (check with municipality);
Resale value and Depreciation - mobile homes may depreciate over time, unlike traditional houses which may appreciate;
Not applicable to a mortgage - should be financed as RV (vehicle loan).
STATIONARY HOUSE
PROS
Security - provides a permanent address for legal purposes;
Financing - can be financed through a regular mortgage or construction loan, or refinanced after the construction is complete;
Space and Comfort - offers much more living space. Allows extensive customization to suit personal tastes;
Investment potential - the value increases over time, boosts the equity value of the whole property
Stability - light gauge steel framing - mold, wind, earthquake, insects resisted;
Fast assembly - the house is ready within 4 months after the city permit is received;
CONS
Own property - can be built on an owned property with applicable zoning only;
Paperwork - requires full city permit application process
High upfront costs - permit fees and utilities connection are extra charges to the project (varies by municipality);
Lack of mobility - can not be moved out or sold separately. Strong tight to the main property;
